General Terms and Conditions
Please read these terms and conditions carefully before proceeding with your booking and utilizing our services. By proceeding with your booking or using our activities, you agree to be bound by the following terms and conditions.
Security Deposit
A security deposit of RM50 will be collected per room. This deposit will be refunded after check-out, provided the room is left in good condition.
Check-In and Check-Out
- Check-in: From 3:00 PM onwards
- Check-out: By 12:00 PM
- Late check-out is available for RM50 per hour from 12:00 PM to 2:00 PM. Check-outs after 2:00 PM will incur a full day’s charge.
Rates
- Weekday rates apply Sunday to Thursday
- Weekend rates apply Friday and Saturday
Safety and Disclaimer
Edenwood Hotel accepts no liability for accidents, loss of property, or personal injury during your stay.
Pets
No pets are allowed under any circumstances to prevent allergies and disturbances to other guests.
Damage and Refusal of Accommodation
- Guests have the right to occupy the property only for the duration of their paid stay.
- Guests must familiarize themselves with the rules in the information folder and check-in briefing.
- Guests are responsible for any damages or breakages and must notify management promptly.
- A cleaning fee of RM50 may be applied if the room is left excessively dirty or uncleanable.
- Smoking is prohibited in rooms and allowed only in designated areas.
- Damages or violations may result in fines or deductions from the security deposit, up to full forfeiture depending on severity.
- Inappropriate behavior may result in eviction without refund.
Personal Belongings and Vehicle Safety
Edenwood Hotel is not responsible for loss, theft, or damage to personal belongings or vehicles. Parking is at the guest’s own risk.
Suspected Acts and CCTV Review
Any suspected criminal activity will be investigated only upon receipt of an official police report.
Force Majeure
Edenwood Hotel is not liable for non-performance or delays due to events beyond its control, including natural disasters, power failures, or third-party actions.
Pandemic Outbreak (COVID-19)
In the event of lockdowns preventing stays, bookings may be amended without charge but no refunds will be issued. Guests may reschedule their stay.
Additional Activities
No refunds will be issued for activities canceled due to bad weather or unforeseen circumstances.
Changes to Terms and Conditions
Edenwood Hotel reserves the right to amend these terms and conditions at any time without prior notice. Continued use of services constitutes acceptance.
Booking and Reservation
Primary Booking Methods
Bookings can be made via our official website (edenwoodhotel.com.my), phone reservations, or walk-ins.
Third-Party Booking Channels
Reservations made through OTAs or other third-party platforms are managed by those platforms. Edenwood Hotel is not responsible for errors or discrepancies and cannot validate bookings not found in our system.
Payment
- Full payment is required at the time of booking to confirm your reservation.
- Accepted payment methods: online bank transfers, credit/debit cards, e-wallets.
- Full payment confirms your booking. Proof of payment may be requested.
- Failure to pay will result in cancellation.
- Rates are subject to change without prior notice.
- Guests are responsible for accuracy of booking details; errors notified after check-in will not be refunded or modified.
- Bookings are subject to room availability.
Children Policy
Children aged 7 and below stay free of charge (FOC), with only one (1) child allowed per room to stay FOC, provided the child shares the same bed with a paying adult.
Cancellation, Amendment, and Refund Policy
Once a booking has been confirmed, no requests for refunds, amendments, or cancellations will be accepted or processed under any circumstances.
Room Refund Process for Facility Failures/Damages
- Notify us within 2 hours of check-in of any issues for eligibility.
- Refunds are not applicable for natural disasters, government actions, force majeure, or incidents beyond hotel control.
- Refunds will be processed within 30 business days after verification.
Privacy Policy
We are committed to protecting your personal data. By using our services, you consent to our collection and use of personal information for booking management, communication, safety, legal compliance, and marketing purposes.

Rate and Service Tax Policy
Effective 1st March 2024:
- Sales and Service Tax (SST) increased from 6% to 8%.
- Additional MYR 2 Local Government Fee per room, per night.
- Tourism Tax of MYR 10 per room, per night for non-Malaysian guests.
- All rates are in Malaysian Ringgit (MYR).
